We understand that plans change. This policy sets out the retention charges that apply if you cancel or amend a confirmed reservation at The Ten, operated by Doosra Homes Limited. Timeframes are counted from your scheduled check-in date.

How to cancel or amend
To cancel or amend a reservation, please contact us in writing atstay@thetengoa.com or call +91 92666 81190. Your cancellation takes effect from the date and time we receive your written request, which determines the retention charge that applies.
Refunds
- Eligible refunds are made to the original payment method used at the time of booking.
- Refunds are processed within 7 to 10 business days of confirming your cancellation. The time for the amount to reflect in your account depends on your bank or card issuer.
- Applicable retention charges and, where relevant, non-refundable taxes or gateway charges are deducted before a refund is issued.
Estate buyouts and group bookings
Full-estate buyouts, weddings, and large group bookings are governed by a separate agreement with its own deposit and cancellation terms. Those terms take precedence over this schedule and are shared with you at the time of booking.
Non-refundable and special rates
Certain promotional, advance-purchase, or non-refundable rates may carry their own conditions. Where a special rate applies, its terms are stated at the time of booking and take precedence over the standard schedule above.
Force majeure
In the event of circumstances beyond reasonable control — such as natural events, government restrictions, or disruption to essential services — we will work with you in good faith to reschedule your stay or find a fair resolution.
