These terms govern reservations and stays at The Ten, Goa, operated by Doosra Homes Limited. By making a booking with us — directly or through any authorised channel — you agree to the terms set out below.

Reservations

A reservation is confirmed only once we have issued a written confirmation and received the required payment or deposit. Rates are quoted per suite, per night, unless stated otherwise, and are subject to availability at the time of booking.

Check-in and check-out

  • Check-in from 2:00 PM.
  • Check-out by 11:00 AM.
  • Early check-in and late check-out are subject to availability and may carry a charge.
  • All guests must present a valid government-issued photo ID at check-in. Foreign nationals must present a valid passport and visa.

Occupancy, children and extra guests

Each suite has a defined maximum occupancy. The following apply to children and additional guests:

  • Children below the age of 5 stay free of charge using existing bedding.
  • Children aged 5 to 11 are charged INR 4,500 + taxes per night using existing bedding. An extra bed is subject to availability and on request.
  • Children aged 12 and above are considered adults and charged INR 6,000 + taxes per night, inclusive of breakfast, Wi-Fi, and bedding.
  • A maximum number of adults is permitted per suite. For the 3BHK and 4BHK suites — The Presidential and The Royal Presidential — only one additional adult is permitted on a chargeable basis.

Extra-guest charges are confirmed at the time of booking and must be settled as part of your reservation.

Rates, taxes and payment

All rates are exclusive of applicable government taxes unless stated otherwise.

Taxes are charged at the prevailing rates on the date of stay.

Payment may be made through the payment methods offered at the time of booking. Online payments are processed securely by our authorised payment gateway. Full payment terms are confirmed with your reservation.

Cancellations and refunds

Cancellations, amendments, no-shows, and refunds are governed by ourCancellation & Refund Policy, which forms part of these terms. Please review it before you book.

Estate buyout and group stays

The Ten is also available as a full-estate buyout for weddings, retreats, and private celebrations. Buyouts and large group bookings are subject to a separate agreement, deposit schedule, and cancellation terms, which are shared at the time of enquiry.

Guest conduct and house rules

  • Guests are expected to conduct themselves in a manner that respects other guests, staff, neighbours, and the property.
  • Events, parties, or gatherings beyond registered occupancy require prior written approval from management.
  • Smoking is permitted only in designated areas. Please observe posted rules for the pool and shared spaces.
  • Pets are accommodated only where expressly agreed in advance.
  • Management reserves the right to refuse or terminate a stay in cases of unlawful conduct or serious breach of these rules, without refund.

Damage and liability

Guests are responsible for any loss or damage caused to the property or its contents during their stay, and the cost of repair or replacement may be recovered. The Ten is not liable for loss of or damage to guests’ personal belongings, except to the extent required by law.

Force majeure

We are not liable for any failure or delay in performing our obligations where it is caused by events beyond our reasonable control, including natural events, government action, or disruption to essential services.

Governing law

These terms are governed by the laws of India. Any dispute arising in connection with a booking or stay is subject to the exclusive jurisdiction of the courts of Goa.
